<p>In the fall of 2009, residents in eight of Poway’s affordable housing communities completed a survey designed to learn more about the residents themselves. The response was high, with a 64% participation rate.</p>
<h4><strong>Connections to the City of Poway</strong></h4>
<p>The resident survey revealed that the overwhelming majority of affordable housing residents have close ties to Poway:</p>
<ul>
<li><strong>74%</strong> were born or raised in Poway, have family who currently or previously lived in Poway, or have a household member who works in Poway.</li>
</ul>
<ul>
<li><strong>53%</strong> lived in Poway before moving into their      current homes.</li>
<li><strong>37%</strong> also work in Poway. This is much higher than      the City of Poway’s rate of 24% for Powegians who both work and live in      the city.</li>
</ul>
<h4><strong>About the Residents</strong></h4>
<p>This survey, in combination with data from the U.S. Census Bureau, identified the following resident characteristics:</p>
<ul>
<li>1,404 people live in Poway’s affordable housing communities, including 906 adults and 498 children under the age of 18.</li>
<li>The median household income in 2008 was $23,973.</li>
<li>Poway’s affordable housing residents work in diverse occupations. The majority work in the service sector, but many also work in the health industry, construction industry, education field, and many are students.</li>
<li>The average household size is 2.6 people. This is lower than the City of Poway’s average household size of 3.2 people. Many of the residents of Poway’s affordable housing communities are senior citizens.</li>
<li>Poway’s affordable housing demographics reflect the diversity of the San Diego region.</li>

There are also 53 market rate apartments located nearby in the Gateway, a 25 acre retirement community that provides four levels of care.  Both communities are part of the Retirement Housing Foundation family. <p>Poway Housing Solutions is dedicated to helping our residents use the opportunity provided by affordable housing to build their skills, expand their knowledge, and improve their lives.  Through educational programs and resident services, our goal is to help residents move up in the world, from first-time college graduates to first-time homeowners.  Our affordable housing communities offer a number of asset-building and financial educational programs, as well as a range of programs designed specifically for youth and seniors.</p>

<p>Our partners offer a number of unique programs to youth in our complexes, combining homework support with mentoring opportunities to ensure youth will move up and out of affordable housing and onto future success.  Programs offered include:</p>

This program fosters leadership skills, team buildin, and confidence by encouraging middle and high school students to mentor the youth that attend the Learning Communities.</p>

<p>Our non-profit partners also provide a number of training and education programs to improve resident skills to help them increase their assets.  These include financial literacy training and homebuyer education:</p>

Financial Fitness courses provide participants with the added skills they need to increase their financial assets. Activities include topics such as establishing financial goals, creating a budget and credit review and reports.</p>
<p style="padding-left: 30px;"><strong><a href="http://www.chworks.org/community_programs/classes_training/homebuyer_education.asp" target="_blank">HomeBuyer Education</a></strong><br />
This 8-hour, HUD-certified class is offered for first-time homebuyers and qualifies graduates for reduced rates and specialized loans. Offered in English and Spanish, the class answers common homebuyer questions.</p>

<p>With one of the lowest overall crime rates in the County, Poway is among the region’s safest places to live, and our affordable housing communities reflect these same patterns.  With a priority on safety and proactive crime prevention, many of our communities play an active role in the Poway Sheriff Station’s Crime Free Multi-Family Housing Program (CFMH). This program provides our communities with tools, techniques and law enforcement support that have been proven successful in reducing crime.</p>

We have four Learning Communities in Poway, and serve a range of children from elementary through high school.  Your role as a Learning Communities Volunteer would be to help students with homework and create a learning environment that is fun.  As a volunteer for Community Housing Works (CHW), we encourage you to be innovative and creative while working with our Community Building Coordinators.  Our centers are special because they’re like small families within the big CHW family and we hope our volunteers will feel welcomed and at home!  </p>
<p><strong>Volunteer Duties and Activities:</strong> <br />
Assisting youth with homework, one-on-one tutoring, reading to youth, arts and crafts projects, helping with the community gardens, assisting Community Building Coordinators with other duties and assisting with other various programming at the site. </p>
<p><strong>Community Impact: <br />
</strong>You will help low-income families move up in the world by providing educational support for adults and youth through afterschool assistance, workforce development, community programming and our <a href="http://powayhousingsolutions.org/?p=35">Family Asset Building Presentations</a>.  </p>
<p><strong>Requirements:</strong> <br />
We require a Livescan clearance and every volunteer must complete paperwork and attend an orientation. </p>

<td>When Crystal and Cesar Lucca moved into Poway’s Park View Terrace in 2007 they were caring for two small children and were pregnant with their third. They were also heavily in debt and unsure of how to fix their financial situation.  Thanks to the Family Asset Building Programs offered onsite, Crystal has improved her credit score by over 100 points, enrolled in an IDA to save for a home, and opened college saving accounts for all three of her children.</td>

<td>Hamid Dadafshar and Afsaneh Shamlou were on the verge of leaving their friends and family in Poway for a more affordable home in Escondido, when they were offered the opportunity to become first-time homeowners at The Meadows in Poway.  They had moved to the US to make a better life for their three children, and now all three speak English and Spanish, the youngest is off to college, and Hamid is continuing his education at Palomar College for Accounting and Administration.</td>

Living close to the support of loved ones in a home of their own is a dream come true for this young family.</td>

<strong>Residential Rehabilitation Loan Program</strong>
This program is administered by the City of Poway and provides zero-interest, forgivable loans, up to $10,000 to income-qualified homebuyers wanting to make improvements to their homes.  For more information, contact (858) 668-4551.
